Investa has been a long-term client for our business, we are proud to celebrate a milestone of works delivered in 2022, it is an achievement we are very grateful for. The 201 Kent Street project encompassed our largest single Contract with Investa to date, approximately $5m across 2300sqm.

Through a competitive tender process Scope Projects were nominated as the preferred contractor to work with Investa and their Project Managers TSA Management through an extensive value management phase in order to right scope the project in line with the budget allocated to the makegood and fitout of 4 workplace suites:

Level 19 – a whole floor 1,350sqm suite
Level 18 – a 700sqm suite for sitting tenant 360 Underwriting
26.02 – 350sqm which leased to the Taxation Ombudsman and;
26.03 – a 300sqm suite

The pre-construction process was extensive and consultative whilst we aimed to minimise any change to the design intent. During this period we facilitated meetings between the designer and the trades in order to resolve specifications and drawings in key packages including flooring, joinery, furniture and lighting. We revisited the budget frequently to maintain transparency with the TSA Management team as decisions were made in conjunction with Investa to alter the specifications.

The Breheny Group design is simply stunning. Level 19 is a magnificent 1,330sqm across a single traditional square floor with central core. The planning plays to the depth of footprint from core to perimeter whilst bringing in form that contours the travel paths through the space, with natural flow. Upon arrival visitors are greeted with a large statement custom made reception desk in the shape of the number 8. It extends to become a tranquil seating, meeting and gathering space with a central garden bespoke in its curation of foliage.

At this point visitors can go either way, to right is an expansive open plan kitchen with custom booths, high tables, tiered seating and banquettes with views to Barangaroo and beyond providing settings for dining, socialising, informal working, town halls and collaboration. The space is far from a traditional office offering. The engineered timber flooring, exposed ceilings and services, high end detailing, custom halo lighting installations and detailing to the joinery sets this space apart. It is light filled and bright with accents of white framing throughout.

To the left is the formal meeting zone adequately accommodating a range of varying sized rooms. An oversized 20p Boardroom takes centre stage whilst the central corridor, beautifully framed by the frontage of the rooms and the recessed ceiling light detail, leads to two more 10-12p meeting rooms and two 4-6p rooms. These rooms are serious enough for real business dealing though soft and inviting in their appeal.

The open plan work area is agile and has a setting for just about any type of work to take place. It is considerately dotted with 2-5p works pods, VC and quiet rooms, open collaboration with views to the harbour, hot desk benches with an outlook to Kent Streets heritage lined strip, a wellness room, electric desks, lockers and two appropriately located tea points.

The wave in the wall panelling, pretty tiling selections, soft natural hues with rose coloured accents throughout provide for an energetic warm workspace. Level 19 has encompassed our biggest plant and largest halo light installations in the portfolio to date. The Investa and Colliers Leasing teams continue to praise the outcome and market appeal. 

In contrast Suite 26.03 aesthetic is ambiently inviting with a darker moody feel. Being 300sqm the suite is designed to be a memorable standout in the market. The exposed colour painted ceiling, polished concrete floors, black meeting room framing, Danish walnut materials, deep green accents and pendant feature lighting create a feeling of immediate comfort.     

Level 18 will become a home to Investa customer, 360 Underwriting. The space is a reflection of their established brand as a specialised Insurance provider and broker. It is step up to an expanded professional space, accommodating growth, flexibility and agile working with high quality detailing and finishes throughout. We are proud to have had the opportunity to collaborate with Investa and their client.
